Why Australian Homeowners Are Refinancing Now

Australian lenders routinely offer their best rates to new customers — not loyal existing ones. If your loan is more than 24 months old and you haven't reviewed it, there's a strong chance you're paying more than you should.

Refinancing doesn't just mean chasing a lower rate. It's also about restructuring your loan — accessing equity, fixing your rate, consolidating debts, or extending your term to reduce monthly pressure. We look at the full picture.

  • ✓ Reduce your interest rate and monthly repayments
  • ✓ Access equity for renovations, investments, or life events
  • ✓ Consolidate high-interest debts into one manageable repayment
  • ✓ Switch from variable to fixed (or combine both)
  • ✓ Add a 100% offset account to slash interest
  • ✓ Remove a co-borrower or restructure for tax efficiency

Your Options

The Right Refinance for Your Situation

Refinancing isn't one-size-fits-all. We match you to the structure that solves your specific challenge — whether that's rate, cash flow, equity, or debt.

📉

Rate & Term Refinance

The most common type — switching lenders (or products) to secure a lower interest rate, shorter loan term, or both. Even a 0.5% rate reduction on a $600,000 loan can save over $150,000 in interest over the life of the loan. We negotiate directly with lenders on your behalf.

💵

Cash-Out Refinance

Access the equity you've built up in your home — for renovations, an investment property deposit, education, or other major expenses. You refinance to a higher loan amount and receive the difference in cash, typically at a far lower interest rate than personal loans or credit cards.

🧩

Debt Consolidation

Roll multiple high-interest debts — car loans, credit cards, personal loans — into your home loan. You replace several repayments with one, at a much lower interest rate. We carefully model the true cost to ensure you're genuinely better off long-term before recommending this route.

🔁

Fixed ↔ Variable Switch

Lock in certainty with a fixed rate, or switch to variable to take advantage of rate movements and offset account benefits. Many clients choose a split loan — fixing part and keeping part variable — to balance predictability and flexibility.

The Full Picture

What Does Switching Actually Cost?

Refinancing has upfront costs — but in most cases, you recover them within months. We model the true break-even point so you know exactly when you start winning.

🏦

Discharge Fee

Your existing lender charges a fee to close your loan — typically $150–$400. Some lenders waive this for good standing customers.

📝

Settlement / Application Fee

Your new lender may charge an application or settlement fee — usually $300–$600, though many online lenders charge $0.

📋

Valuation Fee

Most lenders require a property valuation — $0–$350 with most major lenders for straightforward metro properties.

⚖️

Break Costs (Fixed Loans)

If you're breaking a fixed rate early, lenders can charge substantial break costs. We calculate these for you before you commit to a switch.

💸

Lenders Mortgage Insurance

If your LVR exceeds 80%, LMI may apply. We check your current equity position first — most refinancers are well under this threshold.

🎁

Cashback Offers

Many lenders currently offer cashback of $2,000–$4,000 to attract refinancers. We factor these into our analysis — the right cashback offer can eliminate all switching costs on day one.

Common Questions

Refinancing FAQ

Your most common questions about switching lenders, answered plainly.

Most lenders require at least 20% equity in your property to refinance without paying Lenders Mortgage Insurance (LMI) again. If your LVR is above 80%, you may still be able to refinance, but LMI will likely apply — and we'd factor that into whether refinancing is still worthwhile. We check your current equity position as the first step in any refinance review.
A refinance application involves a credit enquiry, which can temporarily reduce your credit score by a small amount. However, this is minor and short-lived — most credit scoring models treat multiple mortgage enquiries within a short window as a single enquiry (rate shopping). Successfully completing a refinance and maintaining repayments on your new loan is generally positive for your credit history over time.
For a straightforward refinance (good equity, stable income, standard property), the process typically takes 2–4 weeks from application to settlement. More complex situations — self-employed borrowers, unusual property types, or lenders with slower processing times — may take 4–6 weeks. We set accurate expectations from the start and chase the bank on your behalf so you're not left waiting.
Possibly — but it depends. As a loan matures, the proportion of each repayment that goes to interest decreases, so the interest rate saving is less impactful than in the early years. However, if you have 5+ years remaining and a significant balance, refinancing can still produce meaningful savings. We calculate your personal break-even point before recommending a switch. We won't recommend refinancing unless the numbers stack up for your situation.
Yes — but lender policies vary significantly. Self-employed borrowers typically need two years of tax returns, business financials, and sometimes a letter from their accountant. Some lenders are much more flexible with alt-doc (alternative documentation) products, which assess income based on bank statements or accountant declarations rather than standard tax returns. We know which lenders work well with self-employed borrowers and can match you accordingly.
A comparison rate combines a loan's interest rate with most of its ongoing fees into a single annual percentage, making it easier to compare the true cost of different loans. A loan with a low headline rate but high fees may have a higher comparison rate than a loan with a slightly higher headline rate and no fees. We always look at comparison rates — not just headline rates — when presenting your options.
