What Is an SMSF Loan?

Borrow inside your SMSF

A Self-Managed Super Fund (SMSF) loan — technically a Limited Recourse Borrowing Arrangement (LRBA) — allows your SMSF to borrow money to purchase a single investment asset. The property is held in a separate bare trust until the loan is repaid, at which point full ownership transfers to the fund.

It's one of Australia's most powerful wealth-building strategies — combining tax-advantaged superannuation returns with the capital growth and income of direct property investment.

  • ✓ Rental income taxed at just 15% inside the fund
  • ✓ Capital gains taxed at 10% (or 0% in pension phase)
  • ✓ Fund members pool super to increase borrowing power
  • ✓ Lender's recourse is limited to the purchased asset only
  • ✓ Both residential and commercial property eligible

Your Options

What Can Your SMSF Purchase?

SMSF loans can be used to acquire a wide range of investment-grade property assets — with strict rules around what is and isn't permitted.

🏘️

Residential Investment Property

Purchase a residential property inside your SMSF for long-term capital growth and rental income. The property must be rented at market value and cannot be used by fund members or their relatives — it must be a genuine arm's length investment.

🏢

Commercial Property

One of the most popular SMSF strategies: business owners purchase their own commercial premises inside their SMSF and lease it back to their business. The business pays rent to the fund at market rate — effectively converting business expenses into super contributions.

Industrial & Warehouse

Industrial property offers strong yields and can be an excellent SMSF investment. We work with lenders that specifically cater to SMSF purchases of industrial and warehouse assets — often with more flexible LVR policies than residential lenders.

🏬

Retail & Mixed Use

Retail shops, strata offices, and mixed-use properties can all be purchased via an SMSF LRBA. Careful lender selection is essential — not all funders accept these asset classes within super. We know which lenders are active in this space.

Important Compliance

Key SMSF Lending Rules

SMSF loans are tightly regulated. These are the core ATO compliance requirements your fund must meet.

📋

Single Acquirable Asset

Each LRBA can only fund the purchase of a single asset (or collection of identical assets). You cannot use one loan to buy multiple properties — each requires its own separate borrowing arrangement.

🔒

Bare Trust Structure

The asset must be held in a separate bare trust (also called a holding trust or custody trust) until the loan is fully repaid. Only then does legal ownership transfer to the SMSF itself.

🤝

Arm's Length Transactions

All dealings — purchase price, rental rate, loan terms — must be at arm's length and reflect true market value. The ATO actively audits SMSF transactions for related-party arrangements that aren't commercially priced.

🏠

No Personal Use

Residential property purchased inside your SMSF cannot be lived in by fund members or their relatives at any time — not even temporarily. This is one of the most commonly breached rules, and penalties are severe.

💰

Sufficient Fund Balance

Most lenders require your SMSF to have a minimum balance — typically $200,000 to $250,000 — before approving an LRBA. Lenders also stress-test whether the fund can service the loan without relying solely on contributions.

📊

Investment Strategy

Your SMSF's investment strategy must explicitly allow for borrowing and property investment. Your strategy needs to be reviewed and documented before applying. We'll work with your accountant or SMSF administrator to ensure this is in order.

The Process

How SMSF Property Finance Works

SMSF loans are more complex than standard mortgages — but with the right broker, the process is clear and manageable. Here's how we take you from interest to settlement.

1

SMSF Assessment

We review your fund's balance, investment strategy, trust deed, and compliance status before anything else.

2

Lender Match

We identify lenders that accept your asset class, LVR, and fund structure — not all lenders are active in SMSF lending.

3

Bare Trust Setup

We coordinate with your solicitor and SMSF administrator to establish the bare trust structure required for the LRBA.

4

Loan Approval

We submit the full application and manage the approval process — including any lender-specific SMSF documentation requirements.

5

Settlement & Ongoing

We coordinate settlement with all parties and stay in contact for annual reviews — ensuring your strategy remains optimised.

Common Questions

SMSF Loan FAQ

Answers to the most common questions we receive about SMSF property lending.

Most specialist SMSF lenders require a minimum fund balance of $200,000 to $250,000 before they'll consider an LRBA application. This is because the fund needs to demonstrate it can service the loan from existing income (rent, contributions, and investment returns) without being overly reliant on a single source. Some lenders set this threshold higher — we'll match you with lenders appropriate to your fund's size.
No. If your SMSF purchases a residential property, neither you nor any related party (including relatives) can live in it or use it for personal purposes. This is one of the most strictly enforced ATO rules around SMSFs. Breaching this rule can result in your fund becoming non-compliant — with significant tax and penalty consequences. Commercial properties may be leased back to a related party (your business), provided the arrangement is at genuine market value.
An LRBA is the legal structure through which an SMSF borrows money. The "limited recourse" aspect means that if the fund defaults on the loan, the lender can only seize the specific asset purchased with the borrowed funds — not the other assets held by the SMSF. This protects the rest of the fund's assets from lender claims. The property is held in a bare trust until the loan is discharged.
Generally no — purchasing assets from related parties (including fund members) is prohibited under the superannuation laws. The main exception is "business real property" (commercial property used wholly and exclusively for business purposes), which can be purchased from a related party at market value. This is a popular strategy for business owners who already own their business premises. We strongly recommend obtaining legal advice before attempting any related-party transaction.
Most lenders offer up to 70–80% LVR for residential property and 65–70% for commercial property within an SMSF. The specific LVR available to your fund depends on the property type, your fund's financial position, and the lender's current SMSF credit policy. LVR policies in this space change frequently — we stay across all current lender positions so we can find your best option.
Yes. Multipart Finance is a credit licensee and can advise on the SMSF loan structure — but we cannot advise on whether an SMSF is right for you or whether property is an appropriate investment for your fund. You will need a licensed financial adviser (ideally one who specialises in SMSFs) and likely an SMSF accountant/administrator. We have trusted referral relationships with specialists and can connect you with the right team.
